PRE PLANNING CONSIDERATIONS?

Before even starting this type of project you need to make sure that your tension springs are not broken first! You'd be surprised but I run into this a lot. The client says they need a new garage door opener installed usually because the motor has finally failed over the years.

And the funny thing is I notice their spring is broken. Think about this logically. if the spring is broken that means the opener motor now has to work even harder wearing itself out faster. Hence now the customer needs to replace both the spring and opener motor.

So always check if your springs are broken or not? Typically there are three different types of springs out there. They are; torquemaster, torsion and extension. The Extension springs suspend overhead above the tracks on a cable pulley system. This style is usually seen in older homes and is not common in new construction anymore.

The second style which is probably the most common is torsion spring. These springs are mounted on a metal bar directly above the door, visible. And I've noticed on single car garages it's usually just one spring. And on two car doors, it's two springs.

The third type which is becoming more common and newer technology is the torquemaster. The springs are located inside the metal tube directly above the door, not visible.

TYPES OF DOOR OPENERS

Typically in residential applications, there are two types of garage door opener styles. The most common is the overhead that is mounted on the ceiling and has two parallel tracks. The second type which is less common but still used is the wall-mounted opener.

This wall-mounted opener is installed on the end of the metal bar spring. The main benefit of the wall-mounted opener is it saves space on the ceiling. Let's talk about the most common opener, the overhead style. For decades they made these with metal chain-driven motors. Now as technology has advanced the motors can be driven with a rubber belt. Like you would see in your car's engine, the serpentine belt or timing belt. The main difference is the belt style is quieter and does not require oil lubrication like the metal chain.

ADDITIONAL FEATURES

Now you understand the main types of garage door openers. Time to discuss the new features with the garage openers. The most common opener I install is a Chamberlain motor. The other popular brand is a Genie. Typically when you buy a garage opener it comes with the motor, wall switch, safety sensors, a couple of remotes for the cars, and wall keypad code. These would be pretty standard equipment in the box.

Nowadays there are even more bells and whistles. Such as; a battery backup, a camera built into the motor, a heavy-duty deadbolt lock, and wifi app capability.

The battery backup add-on works like this. It's a small battery that connects inside the motor box. And when the power electricity goes out it's a reserve so you can continue to use the garage opener until the power gets back on or until the battery is drained empty. I would say you probably have several hours to a couple of days depending on how often you use it.

The newer models, now feature a built-in camera, which is a nice option. So you can pull up a live view on your phone thru the app.

The deadbolt lock works like this. It's an actual mechanical lock that screws onto the metal track frame of the garage door itself. And it is wired into the motor box. This way you can control it open or close within the app on your phone. Traditionally the lock has always been manual, meaning you lock/unlock yourself like a deadbolt on your front door. But this new wifi style allows you to manage it on your phone.

Wifi thru the app just means everything I mentioned above and more is accessible thru your smartphone app. Which has given us the ability to monitor and view everything thru our phones.

 

MY OPENER CAME DAMAGED OR HAS MISSING PARTS?

First, relax and breathe…This happens a lot more than you think. Remember your product has gone through so many different phases in its life cycle.

The product starts off as raw materials, then gets manufactured somewhere, then gets packaged and stored at some warehouse/location. Then eventually you order it online or at the store. Finally, it gets put on a delivery vehicle and dropped at your doorstep.

A lot of moving parts are involved with this entire process. Sometimes quality control has bad days, and people make mistakes. I've seen where the product and box are damaged. This could've been during shipping. I've seen where hardware or parts are missing, which means it failed a QC test.

At the end of the day though, if you ordered the GARAGE DOOR OPENER online from a major company. Most of the time as long as you reach back out to the company quickly. They will send you the replacement or damaged product or pieces for free. And I will always 100% let you know if something is damaged or missing before I start building.

And if your product did end up having a damaged or missing part. Plan for at least a couple of weeks or longer for the manufacturer to fulfill the replacement order. Especially nowadays after the pandemic, everything will take longer than usual. Having realistic expectations will go a long way.
